My husband and I have personally invested in SFH and now participate/manage larger MF and syndications.

They find the deal, get it under contract, get the financing, raise the capital from passive investors, close the deal, operate the property/manage the property manager, and ultimately sell the deal.Passive investors' participation is limited to their investment of capital.

They may also be required to participate in education and outreach programs to learn about their obligations under the fair housing laws, accept tenant-based vouchers, or face penalties.

That's a fallacy that they can tell themselves.The fact that I'm forced to participate in the lunacy of this world is what I find so galling. 

If they do not want to participate, then there's not much that can be done.

BP is an excellent place and resource, but keep in mind the participation here is from folks who are all over the country. 

No reputable agent is going to participate in that.

Also, make sure to add a clause (or addenda) to the contract that requires the seller to participate if their signatures or assistance is needed by the MVD post closing.  

You might not even get two unless you fully participate and contribute each of those characteristics yourself someway and somehow.

Additionally, the Chief Legal Counsel for the Ohio Division of Real Estate in my opinion misspoke in a video she participated in regarding "wholesaling".
