It does not have a closet but we would add one, to officially make it a fourth bedroom.The converted garage was done without a permit, therefore the property appraiser website is not registering the garage as square footage of the house.Will an FHA appraiser count the garage as a 4th bedroom even if the square footage is not part of the living square feet on the property appraiser website?

I went to the FHA website and they do have a provision for more than one person to be on the loan and both do not have to live their under certain circumstances.

As mentioned, the HOA official documents can be obtained free by the home owner/Realtor via the HOA's web site and hard copies cost no more than $25 and the home owner has already compensated the property manager to complete these ordinary tasks with their HOA dues.Then there is the Transfer Fee on home refinancing.
