Letter must be from someone who is currently treating the patient, not off the internet. 

As far as a team, You should pick a market first the then just use the internet as much as possible to figure things out.

I currently have a roommate who pays half of the mortgage as well as utilities which are simply electric, internet , and trash as I have well water and gas heat , stove , and dryer.I am unsure if I would see much success with this as a rental , due to it being secluded and on the plot of land it is on.

I think areas that will do better are those with attractive features but also have decent internet available to them.

Sometimes its a good thing when you post about random properties on the internet because smart NH investors like @James Smith and @Daniel C. chime in to give you advice about how to approach (or not approach) a deal.
