How I managed: collect all rent via Chase bank deposits (not everyone had a bank acct. for digital payments), electronic leases, and would have a list of vendors service the property if there was an issue.

Meaning, I would go full digital as a realtor and work mostly out of my car.

Don't fall for that one - you'd be surprised what a single letter on a name or digit on a date of birth can do to a records check - that's an old-school con-man trick and if someone can't remember how to spell their own name or what their birthday is, it's a hard pass for me.Both your applicants are borderline in terms of income with a rent that high.

The other thing I don't like is that I would not be given their SSN, just the last 4 digits. 

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

The portal should have all the leases, contracts, move-in/move-out checklists digitized, and uploaded.

It's generally not received very enthusiastically by most employees....but I dig it!
