If you want to be a tenant and get all the rights of a tenant, just contact the landlord, explain the situation and ask to apply or at least sublease while your BF is away... unless you don't qualify, I'm sure he/she would be perfectly fine just continuing it with you vs. having a vacancy.

I am working on making this something to supplement my retirement and pass on to my kids to continue.

My friend continued to pay the mortgage for a few months with what little savings she had, but unfortunately depleted all of her savings before serving them with an eviction notice last summer.

I have one local resource but am confident that I need to expand my scope and had just recently started to investigate probate deals.

It would be my dream to help it continue to grow, like my Grandmother did for me!
