They splash out of steaks, a new grill, etc.And if they win big, they get a new car, etc.If you earn $100k, you spend $100k.People cannot break that cycle of spending everything they have.And despite all these gurus pretending it's easy, this is still a rich man's (and woman) game and it takes money to play this game.

Thanks Charlie,I agree and appraisals can be influenced in your benefit if you want to play that game.

I do use QuickBooks to track cash flow more exactly, so I'm not sure how well this will work for me, but it does give me something to think about and play around with.

These guys are usually playing in much bigger business deals and already make a certain average percentage over time. 

If it wasn't on the MLS and you had a motivated seller, then you could possibly play ball butt I would walk away from this.
