Nothing wrong with either scenario,but you will definitely be limited.If you’re goal is to own doors and more specifically own them without investors you need to be ready to pull the trigger.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Their numbers may be wrong but you might see things you wouldn't otherwise see.

I could be wrong, but of course, consulting your accountant/tax strategist may shed some additional light on the subject.

Maybe i am looking at the wrong place, but they seems to have all but disappeared in today's market. 

Buying rentals strictly for tax benefits is wrong.

You don't have the same sort of fully-capable business partner being asked to do something highly complicated where if one thing goes wrong, bad things happen.

Sometimes they lie or you ask the wrong questions or the Property Manager they lose their best employee or they hire a new employee that screws up.People whine about the evil Property Managers just like novice investors whine about bad tenants.
