Honestly I get flack for this, but This is why I never pay a contractor upfront and I know 99% say they won’t do the work and will use the “what if you don’t pay me” - well we have a contract and you can lien my house.

I've spent a lot of time on the pro forma as well, but a lot of the assumptions are based on the Houston market which I'm a lot more familiar with.Does this seem like a viable plan?

@Abigail Lipson there are companies that buy properties, completely renovate them, sell them to investors and property manage for those investors as well on the back end.
