Both are more based on emotion and personal desirability.

Trying to take emotion out of this but this is ludicrous!

Since buyer and seller may be not be professionally involved in real estate, there may be more quality issues and negotiation volatility than with realtors due to their inexperience and emotions getting more involved with the direct negotiations.As to the price, you may find off market deals that are lower than market or higher.

Then, when you stick with your own policies and guidelines you will not let tenant problems make you emotional.

You'll find one, just keep looking and run your numbers, don't get emotionally attached because I've had plenty of clients get out bid on properties and when I see the sold price it's crazy!
