Ok at a reiclub meeting I spoke with someone and he brought up the idea of Control without ownership while going to landlords offering them 5 year NO vacancy lease.

No idea what the $650 is for.very fast talker and gets upset really easily when you question his service.

Any other ideas on this?

Househacking is a term coined from @Brandon Turner, and its probably the best idea ever for new investors willing to get ahead instead of falling deeper into a labor paid mortgage/debt with no real return.

The idea of growing assets and having them work for me is exciting.

IF it was not acceptable to do it that way, if I were willing to do an owner occupy multifamily (not thrilled with the idea but would consider it) would the gifted funds be acceptable then?

Well, I want to have an idea of how much the individual items are costing me.

I've come around on the idea of leverage but still very conservative at heart when it comes to racking up too much debt.
