You're correct on your positives and negatives, but I would have some doubt on the DSCR disqualification - there are different loan products based on different asset types + markets.

@Ruchit Patel...depending on ages of the people in your family, the reverse mortgage is usually a tool to help with this type of situation. 

There are still some deals for flips, but numbers are tight right now - last deal I reviewed last night was only a 5% COC assuming everything stayed in budget - we decided it was not worth the amount of capital at risk for that type of return.
