I haven't seen more than 3-4 good deals on the MLS (Idealista/Fotocasa) in a year and it's always almost impossible to get them (sold in hours or fake listings).That is why I thought that I would take the matter into my own hands.

@Andrew Steffens - See above@John Underwood - see above@Jay Thomas - yes... agree and have thought of future appreciation although the house is so big (5,000 ft2)that it will take me so many repairs bit by bit that I feel like it will get to be time to start Renovating back at the begin again by the time I get to the 'end' of the renovation. haha creative financing is indeed the only option at that point - but then leverage becomes a larger stress point than being mortgage free-ish and just cash flowing 'passively'. also to note is that my town just approved a giant tax bill increase and I already pay 12k a year *insert eye roll emoji*

I thought at this point in time it might make more sense to start investing in RE projects that can offer above average returns ( 10+% p.a.) with relatively low LTV's and first lien positions.

FSBO's almost always think their property is worth more than it is, are difficult to schedule showings with, haven't prepared the property to sell, are unwilling to negotiate, and they almost never know the sales process or have the software or the contracts to make the transaction go smoothly and keep the deal from falling apart over little things (very common when there are no agents to act as mediators, buyers and sellers have inherently opposing interests and tend to argue then cancel the deal).
