Assuming the lease says he can use the parking space(s) and the iif the seller is unwilling to deal with the third floor tenant (and unless you have addressed this in the P&S she may not be interesteding in doing anything at this point) then you will have to once you own the property.

I don't plan on having any further contact with the tenant personally.I may give him an offer through a third party that if his stuff is removed I will let him out of his lease, but I don't really want him back on the property to retrieve his belongings.

This is a very tight rope that you have to walk between performing your fiduciary duty, but also insulating yourself from liability if they screw things up.As an agent, I have no problem talking in detail to experienced flippers.....but I am a little hesitant to get into too much detail with a newbie client.
