I am always suspicious about things like that when fees are being charged for services that haven't hit the main stream, but, seeing is that I am new to the whole marketing aspect, and can't make a financial commitment until September anyway, i am trying to absorb all of the info I can.

With that being said just about anyone who's looking for a place to rehab will almost always want to walk through it before committing to anything.Unless you already have a contract out on the property- you do run the risk of the end buyer potentially cutting you out of the deal but that's why you build your buyer pool out of trustworthy people.If am reviewing a property presented by a wholesaler- I would rather not be included on an email blast.

I personally would not do a sandwich deal unless I could honor my commitment to the seller or they knew upfront that I was going  to assign the contract and there was a chance they could get the property back.
