Our response was, “the rent is the rent”.

If she did not clean the unit to your standard (this should be written if it's the tenant's responsibility), then you are entitled to take the amount it takes to thoroughly clean it out of her deposit. 

Since you had multiple offers when you listed, I would not be afraid to cut ties with this buyer and move on to the next.Peter, thanks for your great response! 

We will stay in the middle for the entire term, pay the rent every month (even if the house is vacant), and be responsible for ALL maintenance and repairs under $500.

One more note check the leases to see which utlities you are responsible for.
