Why FHA if conventional goes down to 3% on single family and 5% on multifamily ? 

Hello All,A single-family house has recently become available for auction, and I am considering purchasing it as my primary residence rather than as an investment.

The space is most appropriate for a couple with 1-3 children, 3 single adults, or even a couple with a grandparent or nanny and a kid or 2.From what I'm reading, the law protects families with kids from discrimination, but can I get in trouble for doing the reverse and allowing (and potentially advertising) a higher occupancy rate if people have babies and children than if all occupants are adults? 

Federal grants to rehab blocks, not just single family. 

Switching PM's will take time away from doing something productive which would either be to sell it or to have the work done.
