We had a perfect qualified young single male buyer for the first one who was putting 20% down and had a great job working as an IT tech close to the co-op.

I'm looking for single family in B class or better neighborhoods.

With any ARM, you're betting rates won't increase, yes cash flow can be better, so long as rates remain stable, but if not, you can be underwater.

ARM's can make sense if you're a flipper where there is already a very short holding period and a significant holding risk because you're betting on the market being there when you sell.

Also if I were to prepay the entire term of the lease at once, could I apply that to the single years taxes, or does it need to be taken over the course of the whole lease (3 years)?
