Owner claims the heat gets turned on in Oct and shut off on March 30th.

Sellers can detect weakness (your post is full of it) and when things sound weak they request you to "show strength" so you can put up or shut up.  

Of course, this requirement shuts out a lot of potential borrowers from obtaining an Agency loan. 

If you are paying heat shut it off when your state allows (we must heat Oct-May here), if you aren't paying her $$ are going out the window. 

@Lucas Carl, maybe you need something that shuts off power to the house as soon as the noise exceeds the limit. :)

That could bite me if the pandemic shut things down for a couple of months.

If so, this may be isolated and not as bad as you think.  3' into the washer drain is the back-up - Why can't it be snaked or change the small section of pipe if accessible or abandon the existing pipe and re-rout to another drain.Usually the water main shut off is near the water meter. trace the supply line attached to the meter.Call another plumber especially one that can find the main shutoff.  

Cuts off the furnace/AC if it gets wet and shuts off water if water heater leaks.
