I’ve found a lender, now what?

I will want to rent a property out. My long term goal is to be a landlord for multi-family complexes. Do I start analyzing properties? How can I make sure that I have tenants in the units? If I don’t find tenants, how will that affect my analysis? Just starting out, I would love to have some answers or formulas for this questions. I’ll probably end up looking at all of my responses and creating a comprehensive thread full of these ambiguous questions.
