@Kevin Shuler - Unless you have approval for the non-conforming property, then the worst case is that you could incur fines and worst case be forced to rip up any features that make the house two separate units.

I've been to Dyches Boddiford seminars and found that their informational content was higher than many other gurus/educators I've attended over the years, so I can recommend him, but certainly do your due diligence and find what you're comfortable with, and if you end up stuck in a sales presentation follow the rule "NEVER buy something the same day as the sales presentation, no matter what 'special deal' or 'limited time offer' they present - always wait AT LEAST a day and think on it, research it, etc."

They were either doing a property write-up, working on an offer, reading a manual from a seminar they had just attended or handling some other form of paperwork before the rest of the world woke up.They literally put in three or four hours before most people arrived at their jobs.

And third which is bit coming from Brandon Turner podcast and weekly seminars I watched in the pass is get a FHA loan to buy a new house and get a 203k loan to do improvements while gaining rental income from your previous properties and pay for loan you took out.So overall these three choices are not easy but they can help giving you some direction and some experience in term of investing so hope this helps.

So realistically, you have to be cognizant of the fact that you will have to set rent lower than that 1/3 of median in order to have a big enough rental pool.All the talk about adding fancier finishes and extra features doesn't change the earnings of the tenant demographics - tenant demographics is what sets rent.

Most have a standard fee for a single family home, duplex etc....might go up or down based on the features/size a bit, but generally a price range.
