His situation is this: He has just over $100k in cash in the bank; He has a w-2 job that gets him $100k-120k a year; He has $0 debt besides besides car insurance/cell phone (he lives with his parents still); He has 720-760 credit score; And he is currently in the Army reserves and eligible for a VA loan.

For example 8 x gross rent = 8 x 12 x monthly rent = 96 x monthly rent or another way to say it is monthly rent should be 1/96 of purchase price. 1/96 = 1.04% , or another version of the 1% screening rule of thumb.

Must be my teenager's influence.The part that fascinates me, is how many people will start their post with a version of, "I haven't read the entire discussion, but..." and then they say something that makes you agree with them...that they didn't read the entire discussion...and you wonder if they read more than a few posts to base their statements on.exWhat's a shame is the OP stated I think somewhere on page 2 that he was venting, based on a couple of bad things going against him, and then made his case...which made more sense.
