In regards to accepting rent with reservation, you can include that language in the P or Q.

The seller is reserving this property for them while they build up their credit and/or down payment for purchase, so the option payment helps compensate for that. 

I also have less than $1,000 in cash reserves which was also a question of how I planned to fund the start of the project. 

No costs (only if you want to eat dinner), no dues, no reservations needed.

Another suggestion would be that while folks obviously get excited by no money down opportunities, you still need to have money in the form of reserves.
