I just relocated to Pensacola, Florida and I'm on the hunt for a deal.

The approximate investment in a relocation and new construction would be around 1.6 million.  

I'd really like to get another FHA for this other home, but I don't know if I can qualify for any of the second FHA loan exceptions (bigger family, relocation etc).

However if life circumstances change, such as relocating new job, change in a family size etc., you shouldn’t have any issue buying a new primary.

Yeah, just curious as I may be relocating to TX, and I am trying to figure out if I should refinance utilizing the VA IRRL since rates are so low or if I should Refi into a conventional that way if/when I relocate I can use the VLB if it is indeed tied to VA.

The first lease was 2yrs and the second lease was 21 months (end late and 21 month term was chosen by tenant).As it turns out, we want to renovate the home and move back after the current lease is up.Doing some research, it seems that CA requires that an owner provide 60-day notice to terminate tenancy, even if that corresponds to the end of a lease term, and a "just cause" reason is required, even if it's no-fault just cause.My intent to substantially remodel the property meets the criteria for no-fault just case, so that's not a problem.But it appears that subsection (d) of Section 1946.2 of the Civil Code requires that the owner provide relocation assistance equal to one month of rent with that 60-day notice.  

I'm currently working in Houston at Schlumberger which is also an oil field but will be relocation back to New Orleans soon to pursue my investing plans.

Since that time my family has relocated to the DFW area, and turned the Austin home into a rental property.
