4% is the difference of $900+ a month amortized over 25 years  

Normally I don't like guru programs, but I've seen many success stories out of Brad's program.I think that is one thing different about multifamily vs normal fix and flip or get rich quick guru seminars. 

So I am a new investor, although I know a fair amount of different investing strategies.  

Im looking into a home to flip, but the kitchen has two different kinds of cabinets.

One thing I will also mention is that there is a communication flow to managing them that is much different than a normal rental. 

It's completely different than a LTR.

That is very different than an option agreement.

So, with that your buyer will likely have to go with a different route than a conventional loan which will likely require a higher down payment and have a higher interest rate.
