Now I am excited to really put these strategies to work and PUSH myself to reach some serious life goals through REI.

One way to minimize the "damage" in the rare case that this does happen: push as much of your research and due diligence towards the end of the process as you can.

Should I look ahead a certain amount of weeks on the court calendar and target those owners? 

Fast Forward to now and I am now studying back into everything again(bought all the bigger pockets books ) and I decided to go ahead and go after a Real Estate License before school started  back up in full swing.

If you are good with that then, go ahead.

This is in my leases since I usually lease the place ahead of it being vacant, so I need them out when they are supposed to be out to prepare for the next tenants.Serve her notice that you do not wish to continue to rent to her (might be 60 days since she has been there so long, check your state laws) and get her out.  

And I like that they pushed for a win, win situation for the buyer and the seller.
