But it does vary wildly - I work with a larger firm, we have in house professionals who focus 100% of their time on state and local tax / sales and use tax, various aspects of international, employee benefits, trusts, estates, gifts, etc, in addition to various industry focuses - and as a result we charge higher fees because there is a significant amount of very specialized knowledge floating around that is at our clients fingertips as they need it.

@Amirra Besh If you call any agent, they will typically charge 1 month of rent to find a tenant.Just like in a sales transaction, where the buyer's agent and listing agent split the commission, an agent will offer another agent that brings a tenant 50% of the one-month of rent as commission.Many owners are trying to put pressure on PMCs to lower this fee because they think the monthly management fee should cover at least part, if not all, of this.Here's were penny-pinching owners screw themselves: PMC's will charge lower than the one-month of rent, but they offset it and do NOT tell the owner the negative repercussions!

I am in Madison county IL.2) After winning the tax certificate for a property, I have 4 months 15 days to send the Take Notice for "Notice of sale and redemption rights" to the county, so they can send the notices to the property owners.

In Oregon (not just in Portland) you can't preemptively issue a no-cause eviction due to a property sale unless you have an accepted offer.If you are going to make an offer to the tenants to move out early or prior to your property going up for sale that offer can't be for less than what they would be eligible to automatically receive via Rental Relocation Assistance.
