Have you determined how you plan to acquire the properties (finance, cash, ect)?

Plus if you pick a cool area like near downtown you can get into an expensive asset and live very cheaply, in a good area, while building wealth.

Just be sure to pick something that will have a lot of traffic when it isn't ski season too

Also, the amount of time he has to sue you after the transaction will be lengthy since it will be determined by the statute of fraud rather than any real estate statute.
