You can also look at owner finance notes or assumable mortgages that you can make your new primary and rent your current.The typical investor grade criteria to employ capital has changed, it doesn't work like this now.

OK, so not to change the subject here, but I'm a new investor, and I get why to invest near the best grade/high schools, but I'm not seeing exactly what it is about universities other than student rentals.

The consensus on internet websites is that you sit down with someone like a CPA who can actually do above 5th grade math, you tell him your annual earnings and he is smart enough to deduct your annual expenses and he tells you whether the total is positive or negative.

In Portland, this is getting close to $25K/unit.4) Get a timeline from your builder and make sure he can serve as a gen contractor to get all jobs done on schedule,  THe longer it takes the more debt you incur.5) Start building from site improvements (grading, utilities), then foundations to finish.

I'm not going to claim I'm knowledgeable enough to grade all the properties but I'd say Northeast is around a B. 260k would be the low end for property values here, but there is a large inventory of duplexes so you could maybe snag one for around that number.
