We spoke with the unwanted guest personally and he said he would leave by Aug 15.July comes around and the main tenant has decided not to pay the July rent.

triple net (nnn) lease is a typically commercial lease where tenant is responsible for all maintenance/cap ex and usually tax and insurance.  

I have a tenant that is going to be evicted and i don't want them coming back saying that I withheld any of their personal property, so trying to prepare and have something prepared for a final walk through. 

But, you can't determine quality by simply what they charge.....as there are plenty of terrible agents who also charge a lot.You'll need to determine what value they bring to you personally and do a cost benefit analysis of whether the cost is worth it to you or not.

Lastly, try to think of different ways you can add value to that person.

We have done 600+ loans and like you mention know the numbers.Regarding people getting wiped out, every person has a story.
