My two properties are his only other properties, so it is more natural for him to keep the same standards rather than someone who manages a bunch of rentals for others.I tend to like the smaller managers who don't operate a ton of buildings, especially for smaller buildings (would be different if you are talking a 50+ unit apartment building).

If you are careful to create an informative listing with beautiful photos and make sure you are including as many of the factors that create a quality listing as possible (which is what affects listing placement on VRBO and Homeaway) then you can have success in marketing your property on your own.

I have not been able to get in touch with roofers until today (monday) naturally because we were well into the weekend, i was not able to get a hold of any roofers on sunday either.

That being said, they do have some a beautiful, higher end subdivision getting started in the outskirts.My question to you...what do you feel is the best way to market to developers that would be interested in bringing recreation and vacation rentals to the area?

I guess it is just the nature of the beast.
