Granted, some "gurus" are not what they claim to be, but, if you do your research and have as much faith as you do in your so-called professors, you will find the one(s) with which you feel most comfortable and provides the most necessary information for you to move forward in your quest for financial freedom via real estate.

We look for tenants that can move in within 2-3 weeks (ie right after the exiting tenant leaves).  

If over a year, and especially during a renewal, they have additional protections. ”getting out of the real estate business” in 1482 would mean moving into the property yourself, or renting it to an immediate if family member.

The advantages are twofold - you secure favorable financing terms for your primary residence, and when you're ready to move on to the next property, you have the option to turn your initial purchase into a lucrative investment.

Moving in 4 years and not sure if I should just reline the flue and hope the furnace lasts until we sell; bite the bullet and replace the furnace with a heat pump; or reline the flue and replace with another oil furnace.
