I was thinking about placing one of those modular homes on it that look like a real house and not a mobile home?

There are different qualities of appraisals and due to the significant difference between the negotiated price and what the appraisal came in at, it may be worth a few hundred to you to get a more detailed appraisal funded by you that digs deeper and takes into account mechanicals and other minutia that many market appraisals don't cover.

Is the decedent on title or not (decedent could have lived in an apartment, a nursing home, a rental or at a relative's), is the value of the property what you want to go after, is it SFR or condo or mobile home, is there equity or is it a short sale.

You could also hire some people with mobility (not stuck behind a computer in the Philippines) in your area that are willing and able to market the properties for you in exchange for a small commission.

When it comes to drainage, passive solutions should be preferred to mechanical ones.A sump pump will eventually fail and during a thunderstorm when you need it the most, the power goes out!

@Julie McCoyHere in the sprawling matropolis of Mobile Alabama the market for higher end rental properties of say $1,300 per month is for the most part, non-existent.

Right now I am a VW mechanic but my goal is to be a full time investor by 2017.  

We had a total of $11,000 to put down, 6K is going towards the triplex but there is also a mobile home that I can do seller financing for 5K down and 1K a month for 48 months.

We purchased a used mobile home, had it moved to the site, renovated it, and rented it in September of 2014.  

This past weekend I put out 5 bandit signs(limited mobility or would be more) :). 1 possible lead.
