I’m a new to the investing world and looking to make my first steps.

(roommates ugh) My mom cosigned and I promised to refinance her off of the mortgage to free up her credit before moving on to other properties, so that is my next step. 

For a tight budget, the BRRR method is worth considering.

Congrats on taking your first steps into the REI world.

It is a great start to have goals, the next step is listing out concrete steps with deadlines that will help you achieve those goals.

Admittedly, step one: get out of paying $2500 a month for rent and putting my money to work for me!

You could even go a step further when generating the contract and create monetary incentives for hitting milestone dates (i.e. $300 bonus if roofing is done before July 1)

Is there a step-by-step outline for this?

The HELOC terms differ from bank to bank, obviously, but I was under the impression that I would be able to secure 100% of my equity and I was wrong.Not sure what your current situation is, but have you considered house hacking as another method to finance your new purchase or pay down your current house?
