Looking to get some traction going so I dont get unmotivated and have all the required reading material to help "think and grow rich" etc.

Maintenance/life expectancy of materials/equipment is a reality.

"shopping" for materials.

It is harder than you think- It's crucial.The third defense is to be a good customer -  list the details of the job, have the materials selected and purchased or be quick to answer questions.  

That still leaves plenty for me to do, including ripping out carpet and tossing out tenant-left trash, buying all materials, changing light fixtures, changing blinds, installing fans, and a dozen other small tasks that it takes to get an apartment move-in ready.Besides renovating the interior of apartments, we’ve also spent considerable sums on HVAC and windows.

We purchased the home for about $90k, bought $8k in materials (and a lot more sweat equity in to it), and sold it for $113K.

You will still have to put some up for marketing material.
