Fortunately, it's not that massive, so your total renovation cost was about 40K.You could use hard money for that purchase at 80% loan to cost so 80K for the purchase money and 32K for the renovation money.  10% interest only and 4 points.Now the renovation is done.

That means IF the banks choose, they could restructure our current loan to stretch out in duration only, possibly with only minimal or no reduction in the interest rate or monthly payment AND we also take a massive credit hit at the same time that likely prohibits us from refi'ing the loan into a better situation later on.

Btw @Pesi Satarawalla the reason I am a RE investor now (and happily so) is due to the massive cap gains and depreciation recapture I would of paid had I sold when my father died (yes, I know, step up in basis, but it does not apply to RE held in C corporations and that is how these were held).

Nightmare is probably the best description, and even after the blood sweat tears (and absurd cash we dumped into it), we broke even or lost money for years before finally admitting it was a massive mistake and ditching it to break even a couple years ago.All that said... we learned a TON, and we proved to ourselves that if we could make it through that we can make it through anything!

Now, if are bringing a massive amount of capital to the table, the alignment of interests can become tighter due to the expectation of future mutual profit but if you are buying one or two properties, the alignment of interest remains exceedingly poor.
