If the market tanks or the borrower (in your example) defaults he could lose it all.

It looks like you have done a good job landscaping so I'd lose the potted plants.

I do commercial property management and 100% of my sites are long distance, sometimes in small towns where it’s tough to get word of mouth recommendations.

We are on-site at our property 10 hours a day and we still don't get to everything in 48 hours (excepting of course emergency repairs).

You have nothing to gain here and a LOT to lose you should be very suspicious, of both her motive and ineptitude.
