It didn't need to be.The agent met the seller, took our earnest-money check and a signed agreement of sale and slapped them down on their kitchen table, explained that he knew us and we don't back out of these sales, and the seller signed right on the line that is dotted.

As for flooring, I think I will keep the existing carpet (LR, BRs), clean them up, and install wood look like vinyl planks in the kitchen.
