If this pit bull lawyer makes clear he is going to be collecting market rent back to the start of the tenancy, the tenant may decide to cut bait and agree to vacate in order to not risk a judgement against him that will result in him owing a lot of money.Good luck

If you can get a court date for the owed rent soon, when they don't pay the judgement you may have an easier time enforcing against them since you know where they live right now!
