If your goal is to buy another property, I'd suggest a cash out refi over a HELOC so that your rate and payments are fixed.

They stay longer and have better jobs typically.

My first job out of college was as a trader at a hedge fund.

Suggestions on card/coin machines, brands for appliances, and any other info greatly appreciated.

And when these markets go into recession, it depends upon their job base.
