Their lawyer told us if we do not fulfill every single request of theirs they will take us to court and the lease (from realtor association web site) is invalid.

Welcome to the community brother, I've found that the more I can spend time on the site and hear all the encouraging stories, I become more and more motivated in doing deals.

I want to find out more about property management,  I've heard horror stories.  

This wasn't anything too comprehensive, just the general stuff: +/- 20% square footage, same stories, close to the same year built, within half a mile, within the past 3-6 months, all that jazz.For some reason, though, their numbers are coming in at anywhere from $102,000-133,000.

BP has some great podcast with some fantastic stories and tips that will help you, so I highly encourage you to listen to them.

Im also an uber fun ex-tennis pro who has played in the Kzoo tennis stadium and have a few fun stories to tell.
