Stay away from large scale water intrusion issues (roof, siding, or otherwise), major foundation issues, issues with framing, stupid layouts that require rearranging walls, or places that have issues that can't be fixed (location, occupancy/zoning issues that impede your desired use, etc.)

The $320 is what the comps are showing which I also think is high that is why I put in $300 as the ARV- It seems other houses in the neighborhood are taking the same layout and converting to a 3rd bedroom (possibly converting the garage).

There is nothing inherently wrong with a bi-level (or any other specific design/layout) unless it is uncommon for the neighborhood or overly-specific to a particular owner.Most of my rehabs are split-levels and I never have any problem selling them...this is because split-levels are common in my area and especially the neighborhoods where I buy.
