Your broker will have fees/percentage splits on top of that.If you don't have a broker, which it doesn't sound like you have done, go interview with several.

I think there is one national lender PennFed, but I have not personally worked with them nor interviewed them but I bet some other investors in your area have worked with some banks that do this.
