The exception to getting only a home inspector is; a contractor will probably never do an inspection as well as a home inspector, but a contractor may find a sinking and cracked foundation.

I need to have my roof inspected and it is possible it is time for a replacement at my property in Austin.

The building was just inspected by a very credible engineer out of Columbus, Ohio and it was determined that the building is still structurally sound. 

I did a basic inspection of the place and offered 50k.

Should I be concerned if a seller wants no inspection period or appraisal?

I still have 2700 sq ft homes in Las Vegas where I'm collecting only $1800 per month for rent and my management company keeps telling me that is the maximum rent I can get.Just today, I had a house in Las Vegas in escrow and when the buyer saw his inspection report he backed out of the purchase because the air conditioner motor was making a lot of noise, because the previous tenant's dog urinated on every baseboard in the house and there was bubbles in the wood molding.

Not that it was needed… multiple inspections since show normal settlement and nothing that indicates a sinkhole.I would like to sell the property for fair market value, however I understand that with the “sinkhole” history the house will sell cash only, 15-20% under market value, since owner/occupiers will have challenges getting insurance and financing.Any ideas how to remove this blemish?
