Then, my plan is to close on a multi-family property (duplex, triplex, or fourplex) by June, and house hack it (I live in one unit and tenants live in the other units).I was under the impression that an FHA or 203K loan would be better than a conventional loan because the government offered lower interest rates?

I know of Shirley as well but I was always under the impression she more on the realtor side and very light on property management so I will take a closer look at her team.

I'm not under the impression renewables can go from 2% of the grid to 100% overnight, with no storage solution and no pain felt such as a couple Californians being required to install solar that they probably would have installed anyway.

Trying to make a good impression with the “cool kids” and back in elementary/middle school when you were young and hopeful about all the great things and friends you could meet.

The main goal here is to narrow down your audience so that your ads only appear to the most relevant potential audience, especially as you're typically paying on a CPM basis (meaning cost per 1,000 ad impressions).
