Hello,I am in the process of beginning to search for a 2-3 flat in Chicago that my wife and I can live in and simultaneously rent out the other unit(s).

I’ve already spent months working on a budget, searching the big box stores websites, online auction sites, etc. and have a pretty good idea of what my materials cost should be.

In most areas of the country, a properly priced duplex will never make it to the extended period Set up a search at Hud homestore and you will be notified once the property hits the market 

I did a quick Google search and confirmed that murdering the tenants was still illegal. 

Would anyone suggest doing a title search using a lawyer in this area for this particular property?

Also you can search here on BP for locals and PM them directly with the same question.In terms of buying a property under LLC name, it may be harder to obtain financing than under your personal name.

You keep like properties with like properties, even if that means you have to expand your search criteria a bit or look in competing neighborhoods. 

So basically they dont know what they are doing and hoping for a quick buck.The DD is the BPO ($125+), title search ($125+, different than a typical search as you need to see the assignments are recorded), file review (to include the original blue inked note and mtg, allonges, assignments, servicing notes, etc.) which is typically done by you or you will need to pay someone about $300 to do it.Most note investing is numbers, so you need to know what youre doing, planning for, what the owners options are before making an offer, then plan to throw it all out the window if need be and regroup.
