What you have to be aware of is that the day your first relinquished property sells, time lines start.  45 days to identify, 180 to complete the exchange.  

That is definitely a skill that would be worth having; if you can learn what to look for when doing a home inspection you would be able to go into a house yourself and be able to identify what needs repaired on future deals.

@rob @Rob K. seems you identified the worst case even if it is deemed a prohibited transaction.

Some Trusts identify a law firm for litigation (such as an eviction) and some leave that act up to the Trustor/Trustee to decide as needed. 

For me this involves being able to identify the seller's interests and establishing legitimacy.

After installing the exterior wood (make sure the piece matches the existing pattern), install exterior caulk to make the gap water tight.
