Greatly appreciate that.It could easily cost$300,000 in clean up, debris haul/disposal, security guard duringcleanup, etc.

Although it's very affordable and can probably cash flow decently short term, real estate wealth is built over the long haul.

I found Traction REIA in Tysons Corner...a bit of a haul for us but it is probably worth it if there's not one closer.
