It's a numbers game and you need to continually search for "replacements" for all parts of your business that aren't working optimally for what you're trying to do.

The city was run by crooks and the titles were all screwed up.

As you know, the sell will set you back $10K in Realtor comissions (6%) and about $3K in title and other costs. 

For me, I don't play that game.

congrats on getting started and as for education and wanting to learn more this is an awesome site where you can get a ton of information but you need to know what you're doing all this information can be an overload if you dont know exactly what you want to do in the game man !

Could the title be handed over to my cousins again easily to sell like normal?

I'm looking to get out of flix/flip game and scale up from our office 5-plex. 8-20 units is where I want to start to scale up and move forward. 

Be sure to pull the Title to make certain the city did not issue a Demolition Order and record it on title.
