I’m new to investing and exploring the idea of Short Term rentals vs long term in South FL.

A few more things to consider: unique/new liability concerns, roommate mediation issues, juggling multiple sub-leases, utilities, allowing tenants to screen/vet/choose their roommates, etc.

Only teenagers and sub-30 year olds believe they are unique, special and have a "different" view than everyone else.
