I experienced something similar two years ago. 

Over the last year we have experienced an extra month of marketing/ vacancy time with 2 bedroom opposed to 1s and 3s.

I am extremely grateful to be among the best and most experienced real estate investors out there.  

Professional photos, 3D scan, SEO presence and experienced agents that are paid based on your customer service experience is what I'd look for..paying someone for any level of service just doesn't seem like a good investment to me.I would also question the ethics of any brokerage/agent that bad mouth's or publicly makes false statements about another brokerage in direct violation of National Association of Realtors Code of Ethics (low paid, inexperienced agents)  I guess some folks feel a need to tear someone down to build themselves up!

Often times, having a more experienced hand will help you avoid seemingly small mistakes that turn out into big issues later on.

Review your homeowner's policy about claims that occur during construction if you're going to occupy during work.

I know this sounds like a minor thing to experienced investors, but I keep getting stuck when I try to imagine how I work around tenants to get all the apartments fixed up so I can raise the rents, the appraisal value and then refinance.
